The Non-Resident Alien program is a mortgage loan program that uses Individual Tax Identification Numbers (ITIN) of international individuals who are interested in owning a home in the United States. 

No Social Security Number is required.

About the Program

ITIN loans qualify for fixed rate mortgages and require higher down payments. They tend to have higher interest rates than conventional mortgages.

Who Qualifies?

  • Undocumented individuals
  • Missing Social Security Card or number
  • Doesn't have a Visa, Work Permit, or Green Card

How to Qualify?

  • ITIN borrowers are living in the United States, but unable to document their legal status. Copy of U.S. Government ID Card, Matricula Consular ID, or Passport.
  • ITIN borrowers have filed and obtained an ITIN number which is similar to a Social Security Number. Copy of your ITIN card.
  • ITIN borrowers have been filing tax returns for a minimum of 2 years using the IRS issued ITIN #. Copy of 2 Years Tax Returns using I-TIN number.
  • 2 Years employment in the same or similar line of work (can be salaried or self-employed)
  • Buyers must be an owner occupant
  • Minimum 15% down payment
  • Non-traditional credit requires 3 credit references.

Items needed for a full doc loan

If you are providing tax returns and pay stubs

  • 2 Years 1040's (Federal Tax Returns)
  • 2 Years W2's
  • 1 Month Pay-Stubs
  • 2 Months Bank Statements (All Pages)
  • Copy of ITIN Documentation and Driver's License (Picture ID)

Items needed for bank statement loan

If you are providing bank statements

  • 24 Months Bank Statements
  • 2 Years Profit and Loss Statements (P&L)
  • CPA letter to certify 2-Year Self-Employment.
  • Personal and Business Bank Statements
  • Self-Employed Borrowers only!
